Guest Policies & Expectations for Your Stay at the Sheridan House

Updated November 2018

Child-Free Adult Environment: Our guests look forward to the child-free setting of our inn, one of the only facilities in the area that offers this relaxing, quiet, and romantic atmosphere. As such, we do not accommodate children; all guests must be age 16 or above to stay at our property, without exception.

Occupancy: There is a maximum occupancy of 2 people in each of our guest rooms. We offer one guest room with 2 full-size (double) beds, but that still only accommodates 2 individuals; all the other rooms have 1 king bed. We do not have extra beds available, and local regulations prohibit additional persons in the guest rooms. Should guests arrive with additional persons exceeding our maximum occupancy, an additional room will need to be purchased, subject to availability.

Availability and Rates: The Sheridan House Inn is open year-round, and we enjoy all four seasons – at 7,000 feet in elevation we do get snow in the winter.  We offer 1-night stays throughout the year, but we highly encourage guests to plan their getaways around staying for 2 or more nights, using Williams as a base for seeing the Grand Canyon, Sedona, skiing, hiking, seeing nearby national monuments, and even for day-trips to Page and to the Painted Desert/Petrified Forest.  We offer discounted room rates for stays of 2 nights, and even more discounted rates for stays of 3 nights or more – make sure to select that option when reserving rooms.  Taxes at the prevailing rate, which we pay to the State of Arizona, are added to the published room rates, which vary by season.

Deposit and Payment: A deposit of a one (1) night’s stay, plus tax, will be collected at the time of booking, and the remaining balance will be charged on the provided credit card in the ten (10) days prior to arrival.  For 1-night reservations, or those made within ten (10) days of arrival, the full reservation fee will be charged at the time of booking.  This applies to booking directly from our website or phone reservations only, as online sites have individual payment policies.  Visa, MasterCard, American Express and Discover are accepted and required for making a reservation.   See Group Reservations below for those booking three (3) or more rooms.

Cancellations: We realize that sometimes all the planning in the world can't take into account that plans change due to illnesses, jobs, and family situations. We want to indulge you with what is often a much-needed time away to relax at our inn, and to see glorious beauty in the Grand Canyon and beyond, so we will work with you to change your dates, if possible.  We can also provide you with a gift certificate to use for a future visit if you are unable to reschedule at the time of cancellation.

If you must cancel your reservation, and those options won’t work, there is a $25 administrative fee per room if canceled more than ten (10) days prior to arrival, and the balance of the deposit will be refunded.  For reservations canceled within the ten (10) days prior to arrival, or for no-shows, the full reservation fee is due, and no refund is given. Call 928-635-8991 or send an email to  reservations@grandcanyonbedandbreakfast.com to let us know or to discuss your options.

Group Reservations/Cancellations: 3 or more rooms booked together is considered a Group Reservation; a 1-night deposit will be collected per room at the time of booking, and the final payment for all rooms will be charged on the provided card within twenty (20) days prior to arrival.  Please call to discuss special arrangements.  For Group Reservations, a twenty (20) day cancellation period applies.  Deposits will be refunded, minus a $25 administrative fee per room if canceled more than twenty (20) days prior to arrival, and the full reservation fee is non-refundable if canceled within twenty (20) days prior to arrival.

Check-in: Check-in time is between 4:00-6:00pm, so plan to arrive during that time so you can enjoy the evening in Williams.  If your travel plans get delayed, call or email with an approximate arrival time so we know to be available to welcome you.  Please know that we are unable to allow any check-ins after 9:45pm, for the comfort of our other guests.  Our property closes at 10:00pm each night and only existing registered guests have access to the buildings.

Directions/Parking: The Sheridan House Inn is located at the cul-de-sac at the east end of Sheridan Avenue, which is 3 blocks up the hill (south) from historic Route 66 in Williams – 460 E. Sheridan Avenue, Williams, AZ 86046. Please note that some GPS programs (especially those connected with i-phones) may direct you onto Lewis Street, but it doesn’t go through to Sheridan Avenue, so follow this instead. Turn south off Route 66 onto Slagel Street at the corner where you see Rod’s Steakhouse. Travel 3 blocks up the hill until Slagel ends at Sheridan Avenue, and turn left.  The Inn is at the end of Sheridan on the right.  There are 3 parking spots in front of the garage doors at the top of the driveway; feel free to drive up the driveway and park in an available spot, or at the “loading/unloading only” sign temporarily until you get out your luggage.  Come to the front door and ring the bell.  Additional parking is always available in the cul-de-sac.  If you are unable to negotiate the stairs, because of mobility issues, we will reserve a spot for you in front of one of the garages; we ask other guests to honor the yellow “Reserved Parking” signs on the garage door for those guests who require it.

Breakfast & Dietary Restrictions: We believe that a special breakfast experience is one of the reasons people stay at a B&B, and we have fast become known as a “foodie” favorite.  Honoring individual tastes, culinary preferences, and dietary restrictions is important, so we offer guests choices for breakfast with rotating seasonal menus of 4 entrees each – usually an egg specialty, sweet entrée, American Southwest choice and a light breakfast.  You make selections the night before, so we can have it prepped, all with the freshest and healthiest of ingredients, made from scratch, and cooked-to-order for you.  We serve breakfast from 8:00-9:00 AM in the dining room or on the deck (in the warmer months).  Or, if you prefer, let us pamper you with the same meal as “breakfast in bed,” delivered to your room at no extra cost. This can be arranged at check-in.  If you need an early “To-Go-Breakfast” (juice, pastry, fruit & yogurt), please advise us ahead, and we will place it in your in-room refrigerator the night before.

Let us know of dietary restrictions in advance, and we will attempt to accommodate your needs whenever possible, but please understand that we operate a small kitchen and are unable to guarantee no cross-contamination, as we don’t have separate food storage or cooking equipment for those with severe allergies or celiac.

Check-Out: Check-out must be completed by 10:30am so that we are able to fully and completely clean the room for the next guest.

Quiet Hours: For the comfort of all the guests, quiet hours are observed between the hours of 10:00pm to 7:30am in both the Main House and the Guest House.  Please be respectful of this time.

Early Departure: We expect our guests to stay with us for the duration of their reservation and the room has been made available for their use. With this in mind, we hope you understand that in the unfortunate event that you have to leave earlier than planned, we are unable to offer a refund for any unused nights.

Kitchen: We operate a licensed commercial kitchen facility, and in observance of food service regulations, only staff is allowed in the kitchen, so there are no food preparation areas available to guests.  However, there are Kuerig coffee makers with complimentary coffees and teas in each guest room, and a fresh water dispenser is located in the hospitality area of our main building. The innkeepers will provide ice upon request.

Smoking: As a courtesy to all our guests, and in accordance with state regulations (and high wildfire danger in our forest), we have a no smoking (of any substance) policy throughout our entire premises (inside and out). For those guests who wish to smoke, as long as there are no wildfire restrictions enacted it is allowed in the seating area with a bench near the bottom of the driveway behind the mailbox.  We have a covered ashtray on the table by the bench to extinguish butts (please leave covered when not in use).  Due to our fire danger, do not leave ashes or butts on the ground.  We reserve the right to apply a cleaning charge of $150 for non-observance of this policy.

Pets & Cody, the inn dog: The innkeepers have a pet dog, Cody, a collie; he lives on the property, but cannot go in any guest rooms. Sometimes he is allowed in the common areas, but upon request by a guest, he will be kept away from the public areas.  We cannot accommodate guest pets at this time. We hope to offer a dog-friendly room in the future, so you may desire to check back with us. There is a Pet Resort at the Grand Canyon Railway which offers boarding facilities.

Breakage/Damage: Accidents happen, and things occasionally break or may not work correctly.  Guests are asked to report such occurrences, so repairs can be made or items replaced.  Damages or related loses over and above normal wear and tear of furnishings, amenities or the property, but due instead to guest misconduct, will be billed to the guest at the full replacement value.  If necessary, a $150 cleaning fee will be charged for the time required to clean the damage.
