Expectations for your stay at the Sheridan House Inn

Child-Free Environment

Our guests look forward to the child-free environment of our inn, one of the only facilities in the area that offers this relaxing, quiet, and romantic (if you desire) environment.  As such, we do not accommodate children; all guests must be age 16 or above to stay at our property, without exception.    

Occupancy and Rates

There is a maximum occupancy of 2 people in each of our guest rooms.  We offer one guest room with 2 full-size (double) beds, but that still only accommodates 2 individuals; all the other rooms have 1 king bed.  We do not have extra beds available and local regulations prohibit additional persons in the guest rooms. Should guests arrive with additional persons exceeding our maximum occupancy, an additional room will need to be reserved, subject to availability.

All room prices shown are subject to taxes at the prevailing rate, which we in turn pay to the State of Arizona.

The Sheridan House Inn is open year-round.  While we do offer 1 night stays, we highly encourage guests to plan their vacations around staying for 2 or more nights, using Williams as a base for seeing the Grand Canyon, Sedona and other sights.  We offer discounted room rates automatically for stays of 2 nights, and even more discounted rates for stays of 3 nights. 

Check-In

Check-in time is between 4:00-6:00pm, and we ask you to plan to arrive during that time, as we do not have a 24-hour staffed reception area. If your travel plans get delayed, contact us as soon as you are able, to update us and ensure there will be someone on-site to check you in.  We are unable to allow any check-ins after 9:45pm, for the comfort of our other guests.  Our property closes at 10:00pm each night and only existing registered guests have access to the buildings.  Any guest trying to check in after 10pm will not be admitted and will be registered as a no-show.

Check-Out

Check-out must be completed by 10:30am so that we are able to fully and completely clean the room for the next guest. 

Deposit and Payment

A deposit equivalent to one (1) night’s stay plus tax will be charged at the time of booking and the remaining balance charged in the ten (10) days prior to arrival.  For reservations made within ten (10) days of arrival, the full balance will be charged at the time of booking.  This applies to booking directly from our website, not other online sites, which have different policies.

This way, when you are here, you can just relax and enjoy this beautiful property without needing to think about finances. Visa, MasterCard, American Express and Discover are accepted and required for making a reservation.

Cancellations​

We realize that sometimes all the preparation in the world can't take into account that plans change due to illnesses, jobs, and family situations.  We want to indulge you with what is often a much-needed time away to relax at our inn, and to see glorious beauty in the Grand Canyon and beyond, so we will work with you to change your dates, if possible.  Give us a call or send an email.

If you must cancel your reservation, if you booked 1-2 rooms, there is a $25 administrative fee per room if cancelled more than ten (10) days prior to your arrival.  For reservations cancelled within the ten (10) days prior to arrival, or for no-shows, the full reservation fee is due, and no refund is given.  

For reservations of 5 or more nights, cancellations more than twenty-one (21) days in advance are subject to the $25 administrative fee per room.  For any reservation cancelled within twenty-one (21) days of arrival, or in the case of a no-show, the full amount of the reservation will be due. No refunds will be given.

All cancellation requests must be made in writing by emailing us at: reservations@grandcanyonbedandbreakfast.com.  You may also call to discuss your situation.  This applies to booking directly from our website, not other online sites, which have different policies.

Early Departure

We expect our guests to stay with us for the duration of their reservation and the room has been made available for their use. With this in mind, we hope you understand that in the unfortunate event that you have to leave earlier than planned, we are unable to offer a refund for any unused nights.

Breakfast

We believe that a special breakfast experience is one of the reasons people stay at a B&B, so we will be making continual changes to both what we offer and how we serve this element of your stay.  We also believe that honoring both individual tastes and culinary preferences is important, so we will continue to offer you choice for breakfast. 

We serve breakfast from 8:00-9:00 AM in the dining room or on the deck.  This will be cooked-to-order for you, from a menu you will choose items from the day before; we ask you to leave your filled-out menu on the counter in the hospitality area by 10:00 PM the night before so we can have everything prepped for cooking in the morning after you are seated.  Or, if you prefer, let us pamper you with the same meal as “breakfast in bed,” delivered to your room at no extra cost.  This can be arranged at check-in. 

If you need an early “To-Go-Breakfast” (juice, pastry, fruit & yogurt), please advise us at least 24 hours in advance and we will place it in your in-room refrigerator the night before.  

Please advise us of any dietary restrictions in advance, and we will attempt to accommodate your needs whenever possible.  You can call or email these requests.

Kitchen

Please note, we operate a licensed commercial kitchen facility. Therefore in observance of food service regulations there are no food preparation, kitchen areas or microwaves available to guests.  There are Kuerig coffee makers, and complimentary coffees and teas in each guest room, and a fresh water dispenser is located in the hospitality area of our main building.  The innkeepers will provide ice upon request, and a selection of dishes are located in a cupboard in the hospitality area for guest use with carry-out food.  

​Smoking

In observance of local regulations (and high wildfire danger in our forest), we have a no smoking policy throughout our entire premises (both inside and outside). We reserve the right to apply a $150.00 cleaning charge for non-observance of this policy.

Pets

We regret that we cannot accommodate guest pets at this time.  We hope to offer a pet-friendly room in the future, so you may desire to check back with us.  However there is a Pet Resort at the Grand Canyon Railway which offers excellent boarding facilities.

Group Reservations

A two night minimum stay applies to all group reservations of 3 or more rooms.

For group reservations of 3 or more rooms a twenty-one (21) day cancellation period applies. For any group reservation cancelled within twenty-one (21) days of arrival, the full amount of the reservation will be due. No refunds will be given.

For group reservations of 3 or more rooms a 5% gratuity will be added to the total room charges

Special Packages

The Sheridan House Inn new owners will be developing packages, additional meals, promotionals and specials.  Deposits, cancellations and specific policies will be provided as they are announced.  There may also be third-party provider specific instructions.  These specials will not be applicable for reservations made through any third party.

Directions/parking

The Sheridan House Inn is located at the cul-de-sac at the east end of Sheridan Avenue, just 3 blocks up the hill, south of historic Route 66 in Williams – 460 E. Sheridan Avenue, Williams, AZ 86046.  Please note that Google-Maps will often direct you onto Lewis Street, but it doesn’t go through to Sheridan Avenue; instead, turn south off Route 66 onto Slagel Street at the corner where you see Rod’s Steakhouse.  Travel up the hill to Sheridan Avenue and turn left.  You’ll find specific driving directions on our website.  There are 3 parking spots in front of the garage doors at the top of the driveway; feel free to drive up the driveway and park there if a spot is available.  Additional parking is in the cul-de-sac.
